  1. NEW BUSINESS
    1. PUBLIC HEARING: SAUNDERS: Variance: 6030 S. Birch Hill Dr.:

74-25-160-0019-000 Rear Yard Setback, Side Yard Setback

Bill Saunders, 6030 S. Birch Hill Dr. would like a variance for a garage at the back of my property. I want to go six feet off of the east side of the property and ten feet off the north side of the property.

Erickson: He has many easements in his back yard. Drainage and electrical easement. He is stuck.

Sturdevant explained the problems with this.

Saunders said neighbors have no issues with request.

Sturdevant motioned to allow the four foot variance on the side yard and the fifteen foot variance on the rear, supported by Belesky.

ROLL CALL VOTE: YES: Sturdevant, Belesky, Strait, Taylor and Orr.

NO: None. ABSENT: None. (5-0-0) Motion Carried.

  1. PUBLIC HEARING: GROFF: Variance: 5374 Griswold Rd.:

74-25-595-0015-000 Square footage of Accessory Building

Gregg Groff, 5374 Griswold Rd., I am looking to put in a 30′ X 38′ steel pole barn up behind existing garage on my property. I have some classic vehicles, boats and motorcycles to store and maintain.

Sturdevant: You already have a 24′ x 32′ garage and your house is about 1,100 square feet. So the existing garage is 768 square feet which would leave you with only 400 square feet. What would be your hardship for this property?

Groff: I’ve owned the vehicles for years. My previous house had plenty of storage for them but now I don’t have the room to store them.

Erickson: He could put up a 400 square foot building without a variance?

Sturdevant: Correct. He would need a 720 square foot variance to allow for this new building. Could you put up a smaller building?

Groff: I have large vans that don’t fit well in the current garage plus boat storage.

Belesky: I still haven’t heard what the hardship is that is created by the property?

Discussion.

Belesky motioned to deny the variance for 5374 Griswold Road, supported by Sturdevant.

ROLL CALL VOTE: YES: Belesky, Sturdevant, Taylor and Strait. NO: Orr.

ABSENT: None. (4-1-0) Motion Carried.

  1. PUBLIC HEARING: HIGH GRADE: Variance 74-25-002-3005-010:

2600 Wadhams Rd. Building height restrictions for 4 new proposed silos and one new proposed building.

Sturdevant: Existing proposed new plant will have 80 foot silos and the building will be 55 feet. The silos need a 35 foot variance and a 10 foot various on the building. Approved previously for other site plans.

Orr motioned to approve the 35 foot variance for the silos and a 10 foot variance on the building supported by Belesky.

ROLL CALL VOTE: YES: Orr, Belesky, Strait, Taylor and Sturdevant.

  2. OLD BUSINESS
    1. Determination: Class A Designation: 74-25-006-1004-000: 2915 Coleman Rd. Brian Fisher and J&J Trailers

Sturdevant said that J & J Trailers came to the board for a Class A Designation because it is a non-conforming use in an agricultural zone. Any other type business that would go in there needs to get a Special Exception Use from Planning before they could.

Sturdevant motioned that the Class A Designation goes away when J & J Trailer is no longer there, supported by Belesky.
