    1. Public Hearing: MARKS: Variance: 313 Roosevelt Street: 74-25-370-0039-000/74-25-370-0043-000

Sturdevant opened the public hearing at 7:01 p.m.

James Marks (owner, 3125 West Haven, Port Huron Twp.) Purchased lot in December 2019 with intention to build a single-family home, with a future addition of a pole barn. Meets frontage, side and rear setbacks. Needs a variance for 4590 sq footage of the 20,000 sq footage required in R-2 zoning.

John Bambusch (289 Roosevelt Ave) Urged board to grant the variance, as there are many properties in similar size in this area, and this petition would fill the empty lot. He welcomes Marks to the neighborhood.

Orr questioned the 26-foot parcel not included attached to Platt 133.

Carwyn: Two other residents within 300 feet of lot contacted the township and did not have any concerns with the variance request.

Belesky pointed out this variance request would take two non-conforming lots create one non-conforming, usable lot.

Sturdevant moved to close the public hearing at 7:22 p.m.

Belesky motioned to approve a variance of 4,590 sq feet. Supported by Sturdevant.
