Sturdevant motioned to move approval of minutes to after V. Audience Participation. Seconded by Belesky.
Roll Call Vote: Yes: Sturdevant, Belesky, Orr and Strait. No: None. Absent: Taylor. Motion Carried.

Orr requested correction on #1 – Orr both motioned and seconded. Sturdevant should be the second.
Belesky motioned to receive and file minutes as amended. Strait Second.

Public Hearing: Variance: Lot Combination: QUAIN: Vacant Lots on 11th St: 74-25-370-0080-000, 74-25-370-0081-000 and 74-25-370-0082-000
Sturdevant opened the public hearing at 7:02 p.m.
Quain spoke regarding his request to build a house on the property and would need to have the three pieces combined.
Sturdevant reviewed the size of the three properties combined would make the parcel 18,400 sq. feet. In order to build on the property, they would need to have 20,000 sq. feet in order to be in compliance with zoning ordinance. However, the properties abut the freeway, so there is no way he had expand beyond the property available. This would require a variance of 1,600 sq feet. The intention is to use the home as a personal residence, other properties in the area have smaller lots, and the property already has water and sewer hooked up.
This would take three non-conforming lots and combine them into a single non-conforming lot.
Sturdevant moved to close the first public hearing.

Sturdevant moved to allow the variance of 1,6000 square feet with 18400 square feet combined. Belesky second.

Public Hearing: Variance: Existing Barn: VARTY: 1652 Allen Road: 74-25-013-4014-000
Sturdevant opened the public hearing at 7:06 p.m.
Sturdevant reviewed the rezoning by the township board from Ag to R2. The intention is to divide the property into four lots, with the barn being on the largest of the properties. The barn was built under prior zoning regulations, and should have been approved with the rezoning. Further development of the property would be subject to the current zoning requirements.

Sturdevant moved to allow the pole barn to stay at 1652 Allen Road with knowledge zoning will require additional variance with development. Belesky second.

Deputy Clerk Carwyn explained the MTA training available to all township members, including elected officials, staff and committee members. Anyone who needs assistance in accessing the program can contact the Clerk’s Office to get logged in.

Sturdevant Building on north side of property, too close to property line for new zoning. Requesting a 15 feet variance on barn.
Sturdevant move to approve 15-foot variance, Second by Strait.

- Audience Participation
Erickson led discussion regarding 1030 Mayer Road with 1 acre lots (which are no longer allowed in this zone). Set back is 50 feet, house is 43 feet back. On side of house 18 feet buildable area. Owner is interested in getting a pole barn built in back yard. Looking for opinion of board. No action item at this time. Just looking to see if a variance would be acceptable.
Discussion regarding current zoning, lot size, possibility of attached garage, or purchasing more property.
